I'm Kelsie Treloar and I am the Community Manager for Painted Prairie. I've been in the community management industry for six years and thoroughly enjoy the challenges and successes each day brings. I'm originally from Conifer, Colorado, and graduated from Denver's Johnson and Wales University. It is an honor to serve this growing community and continue to build upon the great sense of community shared by the Painted Prairie residents.

Living at Painted Prairie means you have the benefits of both a Home Owner’s Association and a Metro District. Each provides specific services and advantages to our community.
So what's the difference?

Painted Prairie Home Owner’s Association

HOME SPECIFIC AMENITIES/SERVICES:
  • Landscaping and snow removal to or for units as relevant and provides trash and recycling for the homes. For townhomes, the HOA maintains and insures the exterior of the buildings
  • Manage the architectural review process, compliance to the covenants, and facilitates board elections and meetings
  • Funded via monthly assessments paid to the PPOA, which vary by unit type
  • Current HOA board of directors is comprised of the Declarant. Over time as units close, homeowners will be elected to the board by homeowners until the board is fully elected by homeowners near completion of the project
  • Governed by the Colorado Common Interest Ownership Act (CCIOA) and the governing documents of Painted Prairie Owners Association, including the Declaration, Bylaws, Design Guidelines, and other HOA policies as well as municipal laws
  • Current HOA board of directors is comprised of two elected resident representatives, one declarant appointed resident representative, and two declarant appointed representatives. Over time as units close, additional homeowners will be elected to the board by property owners until the board is comprised of all residents elected by homeowners near the completion of the project

Metro District

SHARED COMMUNITY AMENITIES/SERVICES:
  • Maintains and provides snow removal for the parks, parking lots, trails, paths, and sidewalks within and adjacent to these amenities
  • Independent quasi-governmental entitie formed to finance, construct, operate and/or maintain public improvements not otherwise being provided
  • Funded via mill levy as part of property taxes
  • Board of Directors is elected via public election held in May
  • Governed by the Special District Act of Colorado and the approved Service Plan
