Sustaining the Prairie Environment
At first glance, it’s easy to see the prairie as a wide-open expanse of rolling hills and amber grasslands. Look closer, and you’ll find a staggering number of species of plants and wildlife, from the brilliant orange Butterfly Milkweed to the majestic Pronghorn—all living together in natural harmony. Just as our community celebrates the myriad perspectives and vibrant diversity of its residents, Painted Prairie celebrates the beauty and spirit of the prairie, too.

FUTURE-CENTRIC DESIGN

Every aspect of Painted Prairie was carefully considered and designed to reduce the impact of our community on the environment. Slightly smaller individual lots make our phenomenal park and trail system possible, where residents can spend their days enjoying the beauty of the outdoors. Even the streets at Painted Prairie are narrower than those you might find in other communities, helping to reduce reflective heat that raises temperatures in urban areas. For residents, this means a more comfortable, more natural environment requiring less artificial cooling in summer months.

A CELEBRATION OF THE WILD

Painted Prairie was developed not to recreate the natural environment, but to accentuate it. Native, drought tolerant grasses lend their color to the landscape, requiring minimal irrigation, fertilizers, and maintenance to thrive. Similarly, residents are encouraged to embrace xeriscaping, a style of landscaping that requires little or no irrigation. The native wildflowers and plant species throughout the community attract and give shelter to flora and fauna that thrive on the plains, giving residents myriad opportunities to discover their beauty. And soon, in partnership with the City of Aurora, the curbside landscape areas that line our streets will be cared for by the Metropolitan District, whose special attention and expertise will help to further increase our efficiency and sustainability.

BUTTERFLY GARDEN

In addition to the many wonderful outdoor spaces at Painted Prairie, from Sunset Ridge to The Arroyo, Butterfly Landing at High Prairie Park was developed in partnership with the Butterfly Pavilion in Westminster, Colorado, to offer residents a chance to surround themselves in the technicolor splendor of countless types of butterflies, which dance from flower to flower.

HOA & METRO DISTRICT INFORMATION

For many, understanding the difference between (and value of) an Owner's Association (HOA) and Metro District can be brand new territory. To help, we have provided a high-level overview of what the difference is between the two entities. Toward the bottom of the page is contact information for Advance HOA Management, the managing organization.

Metro District

Painted Prairie's Metro District owns and/or maintains the amenities enjoyed by members across the community. Details about our Metro District:
• The Metro District maintains and provides snow removal for the parks, parking lots, trails, paths, and sidewalks within and adjacent to these amenities.
• Metro Districts are independent quasi-governmental entities formed to finance, construct, operate and/or maintain public improvements that are not otherwise being provided.
• Homeowners fund these services via mill levy as part of their property taxes.
• The Board of Directors is elected via public election held in May.
• The Metro District is governed by the Special District Act of Colorado and the approved Service Plan for Painted Prairie Metro District.

OWNER'S ASSOCIATION

From a high-level, the HOA oversees items of your community closer to home.
• The HOA provides landscaping and snow removal to or for units as relevant and provides trash and recycling for the homes. For townhomes, the HOA maintains and insures the exterior of the buildings.
• They manage the architectural review process, compliance to the covenants, and facilitates board elections and meetings.
• Homeowners fund these services via monthly assessments paid to the HOA which vary by unit type.
• The current HOA board of directors is comprised of the Declarant. Over time as units close, homeowners will be elected to the board by homeowners until the board is fully elected by homeowners near completion of the project.
• The HOA is governed by the Colorado Common Interest Ownership Act (CCIOA) and the governing documents of Painted Prairie Owners Association, including the Declaration, Bylaws, Design Guidelines, and other HOA policies as well as municipal laws.
